A luxury home can have beautiful architecture, expensive finishes and the best imported equipment, and still become frustrating if the technology was not planned properly.

The problem usually starts early.

Everyone is focused on the visible parts of the build: walls, windows, ceilings, lighting layouts, stone, timber, tiles and cabinetry. The low-voltage technology layer is treated as something that can be added later.

Sometimes it can.

But it is rarely cheaper, cleaner or better when it is left too late.

This checklist is the conversation I would rather have before the walls close. It is not a shopping list of products. It is a practical way to make sure the home is ready for Wi-Fi, CCTV, access control, intercoms, fibre, DStv, televisions, audio, cinema, lighting control, power protection and future upgrades.

1. Decide where the technology head-end will live

Every serious home needs a central technology location.

This may be a rack room, server cupboard, plant-room section or dedicated equipment cabinet. The name matters less than the function. The space must be large enough, cool enough, powered correctly and accessible after handover.

Before the electrical and building plans are final, decide:

  • where fibre will enter the property;
  • where the router, network switches and patch panels will be installed;
  • where the CCTV recorder will sit;
  • where AV equipment, amplifiers and control processors will live;
  • whether the space needs ventilation or active cooling;
  • whether the door, shelves and cabinet depth allow equipment to be serviced;
  • whether the rack will be on protected power.

The head-end is not a dumping ground for equipment.

It is the plant room for the technology system.

2. Mark Wi-Fi access point positions on the drawing

Wi-Fi should not be designed by walking around after move-in with a fibre router and a booster.

In South African homes, walls and slabs are usually heavy. A large home may have concrete, double brick, glass, steel, long passages, multiple floors, garages, staff areas, outdoor entertainment spaces and garden buildings. One router will not solve that.

Before ceilings close, mark the access point positions properly.

For each access point, confirm:

  • it has a dedicated network cable back to the head-end or network cabinet;
  • it can receive PoE power from the switch or injector;
  • it remains reachable for future maintenance;
  • ceiling depth and access are practical;
  • outdoor or semi-outdoor areas have their own coverage plan;
  • guest, staff and owner Wi-Fi requirements have been considered.

Access points can often be hidden neatly, but they should not be buried permanently. Service access matters.

3. Decide every TV location before walls, stone and cabinetry are finished

A TV point is not only a power point.

Before the wall is finished, decide:

  • the final screen size;
  • the mounting height;
  • whether the TV will sit on a bracket, lift or furniture;
  • whether it needs local source equipment;
  • whether it needs HDMI, network, DStv, Apple TV or video distribution;
  • whether there is cabinet ventilation;
  • whether the conduit is large enough for real cables and connectors;
  • whether the route can be serviced later.

The worst time to discover a missing TV route is after wallpaper, stone cladding, joinery or paint is complete.

For new builds, TV points should be coordinated with the architect, interior designer, electrician and AV team at the same time. Otherwise the room can look finished but become difficult to use.

4. Plan audio zones around how the home will actually be used

Audio zones should follow real life, not just room names on a drawing.

A kitchen and dining room may often play the same music. A patio may need a separate volume. A master suite may need bedroom and bathroom audio separated. A cinema room should be treated differently from casual background music.

Before speaker cables are installed, ask:

  • which rooms genuinely need audio;
  • which areas will normally play together;
  • which areas need independent control;
  • where volume control or keypad access makes sense;
  • whether speakers clash with lighting, air-conditioning or ceiling detail;
  • whether any speaker position can double as future access into the ceiling;
  • whether outdoor speakers need weather-aware placement.

This is where good planning can save money without reducing the experience.

Sometimes the best design is not more zones. Sometimes it is fewer zones designed intelligently.

5. Choose CCTV views before landscaping decides for you

CCTV should be planned around what the client will need to see, not where a camera is easiest to mount.

Before exterior finishes and landscaping are complete, decide:

  • which gates and pedestrian entrances need coverage;
  • where number plates should be captured;
  • where faces should be visible;
  • which blind spots matter;
  • where staff, delivery and service areas need monitoring;
  • where camera cables will route without visible shortcuts;
  • where the recorder will sit;
  • whether the camera system will remain alive during power failures.

Large homes, estates and commercial-style properties need camera planning before walls, paving and planting close off routes.

6. Coordinate intercoms, gates and access control early

Access control is not only a keypad at a gate.

It can involve intercoms, pedestrian gates, vehicle gates, garage doors, magnetic locks, strikes, readers, exit buttons, power supplies, relays, network cabling and fail-safe decisions.

Before the gate and boundary work is finished, confirm:

  • where each intercom or gate station will sit;
  • how visitors will call the house;
  • whether the system must ring phones, touchscreens or both;
  • how gates and doors release;
  • where backup power is required;
  • whether staff access should be separate from owner access;
  • whether the intercom integrates with CCTV or automation.

These routes become painful to add once walls, columns, driveways and boundary finishes are complete.

7. Decide fibre, router and network ownership

The fibre installer will normally place equipment where the installation is easiest.

That is not always where the home needs it.

Before the fibre is installed, decide:

  • where the external fibre route enters the home;
  • where the ONT and router will live;
  • who manages IP addresses, DHCP and reservations;
  • whether the smart-home equipment needs fixed IP addresses;
  • whether remote support requires secure access;
  • whether the ISP router should be bridged or replaced;
  • whether network changes could break automation, audio, CCTV or remote access.

On a premium home, the router is part of the technology system.

8. Separate lighting control decisions from ordinary light positions

A lighting plan tells you where lights are.

A lighting-control plan decides how those lights behave.

Before the DB and switching are final, decide:

  • which circuits should be dimmed;
  • which circuits should simply be switched;
  • where keypads or smart switches should sit;
  • which rooms need scenes;
  • which LED loads need careful compatibility checks;
  • where the lighting control panels or modules will be installed;
  • how the system can still be serviced later.

Not every circuit needs the most expensive control method. A passage, utility room or store may not need dimming. A lounge, entrance, cinema, bar, bedroom or patio may benefit from proper scene control.

That is where experience matters. The saving is not always in cheaper equipment. It is often in not paying for features the family will never use.

9. Protect the systems that keep everything alive

Power protection is not exciting until the house starts misbehaving.

With automation, networking, CCTV, access control and AV, small power problems can create big support problems. Routers reboot. HDMI distribution drops out. Network switches behave unpredictably. Recorders stop recording. Control systems lose communication.

Before handover, decide:

  • which equipment must stay online during load shedding;
  • whether the head-end needs an online double-conversion UPS;
  • which circuits should not be placed on backup power;
  • whether the inverter/solar system introduces switching or voltage issues;
  • how the network, CCTV and gate systems behave during power transitions;
  • how batteries and UPS units will be maintained.

10. Build for future options without buying everything now

Future-proofing does not mean buying every product on day one.

It means leaving the home with options.

During construction, it is sensible to consider:

  • spare conduits to difficult areas;
  • draw wires in conduit;
  • extra data routes to strategic points;
  • spare rack space;
  • spare network switch capacity;
  • spare speaker or TV routes where future changes are likely;
  • accessible draw boxes;
  • documentation that explains where cables go.

The owner may not want every cinema, audio zone, camera or automation feature immediately. That is fine.

The important thing is that the building is not closed in a way that makes future upgrades ugly or unnecessarily expensive.

The best checklist ends in one meeting

The real value of this checklist is not the list itself.

It is the meeting it creates.

Before the project moves too far, the homeowner, architect, builder, electrician, interior designer and technology integrator should agree on the hidden technology layer. That meeting prevents assumptions. It also helps the client understand where money should be spent now, where preparation is enough, and where equipment can wait.
