When someone is building a new home, the technology conversation often starts too late.

The architect has drawn the rooms. The electrician has started marking plug points. The builder is trying to keep the programme moving. The interior designer is already thinking about clean walls, cabinetry, ceilings and finishes.

Then someone asks where the Wi-Fi access points should go. Or where the TV cables must run. Or where the CCTV recorder will live. Or how the gate intercom, DStv, fibre, music, cinema room, lighting control and home automation will all connect.

That is the point where the project can become unnecessarily expensive.

On a serious home, our job is to look at the entire low-voltage technology layer before the walls close: Wi-Fi, networking, CCTV, access control, intercoms, DStv, audio, video distribution, cinema, lighting control, equipment racks, conduit, cabling, commissioning and future support.

The client should not have to coordinate ten separate technology trades. One team should understand the whole system.

A new home needs a technology plan, not a collection of gadgets

A proper technology plan does not start with a touch screen.

It starts with simple questions:

  • Where does the fibre enter the property?
  • Where will the main equipment rack or head-end be located?
  • Which rooms need TVs?
  • Which rooms need music?
  • Which areas need strong Wi-Fi?
  • Which doors, gates and garages need intercom or access control?
  • Where should cameras be positioned before landscaping and exterior finishes are complete?
  • Which lighting circuits should be dimmed, switched or automated?
  • Which systems need to stay alive during load shedding?
  • What should be installed now, and what should only be prepared for later?

Those questions affect conduit, draw boxes, ceiling access, cabinet depth, rack ventilation, electrical points, network switches, PoE, UPS power, speaker positions, TV heights, gate routes and outdoor cable protection.

They are not afterthoughts.

They are part of the build.

That is why we prefer to be involved while the drawings are still flexible. Once plaster, ceilings, joinery, paving and landscaping are finished, the same conversation becomes harder.

The electrician cannot guess the whole technology requirement

Good electricians are important. But the electrician is not usually responsible for designing the full technology experience of the home.

The electrical drawing may show plug points, switches, DBs, lighting circuits and general power. It may be correct from an electrical point of view and still miss the technology requirements.

For example:

  • a TV point may need a larger conduit back to the head-end;
  • a Wi-Fi access point may need a wired network point in a serviceable ceiling position;
  • a camera may need conduit to a position that is not obvious from the floor plan;
  • an intercom may need power, network and gate-control planning;
  • an audio zone may need speaker cable before the ceiling closes;
  • a cinema room may need projector, screen, speaker and lighting-control routes before finishes begin;
  • the equipment rack may need dedicated power, ventilation and enough physical depth.

If those decisions are left to site assumption, the home can still be finished beautifully, but the technology behind it may be compromised.

Wi-Fi should be designed before the family moves in

South African homes are not always kind to Wi-Fi.

Concrete slabs, double-brick walls, steel, glass, long passages, multiple levels, outdoor entertainment areas and outbuildings all affect coverage. A single fibre router in one corner of the home is rarely the right answer for a large property.

For a new build, the correct approach is normally to cable Wi-Fi access points back to the main network location. That gives the home a stable wired backbone rather than relying on weak repeaters or hoping that mesh will solve a building problem after the fact.

The access points also need to remain accessible. They can often be hidden neatly, but they should not be buried where nobody can service them later.

That is why professional networking and Wi-Fi design should be part of the first-fix conversation. Wi-Fi is not just internet convenience anymore. It supports phones, laptops, TVs, cameras, control systems, audio streamers, intercoms and remote support.

CCTV, gates and intercoms need routes before the outside is finished

Security technology becomes awkward when it is planned after the hard landscaping is complete.

Camera positions need to be chosen around real views: gates, driveways, pedestrian entrances, garage doors, boundary lines, staff access, delivery points and blind spots. The best camera is not always the one that is easiest to cable. It is the one that sees what the client will actually need to review later.

That means camera planning affects conduit, mounting height, outdoor junctions, cable protection, network routes, PoE switching, recorder location and UPS power.

The same applies to intercoms and access control. A gate station, pedestrian door, keypad, reader, maglock or strike may need a combination of power, data, control cable and fail-safe thinking.

If these routes are planned while the builder can still make allowances, the final result is cleaner. If they are added after paving, cladding, plaster and paint, the work becomes more invasive.

This is why CCTV and access control planning should sit inside the wider technology plan, not outside it.

TV, DStv and fibre points should not be casual decisions

A TV point looks simple on a drawing. In practice, it affects the wall, cabinet, conduit, source equipment, network, power and future access.

Before a TV wall is finished, the team should know:

  • the screen height;
  • whether the TV is local or fed from the head-end;
  • whether the room needs HDMI, fibre HDMI, network, DStv, Apple TV or another source;
  • where the decoder or source equipment will live;
  • whether the cabinet has ventilation;
  • whether the conduit is large enough for real connectors;
  • whether the route is short enough and serviceable enough to replace cable later.

DStv and fibre also need early planning. A dish point, fibre entry point and head-end route should be considered before someone chooses the easiest route on installation day.

Audio and cinema are part of the build, not decoration

Speakers are not just holes in a ceiling.

Their positions affect lighting, air-conditioning, beams, ceiling depth, joinery, acoustics and the way the family will use the room. A kitchen and dining room may work better as one practical music area. A verandah may need a different approach from a lounge. A bathroom speaker may need service access. A cinema room needs even more care because screen size, projector throw, speaker positions, subwoofers, lighting and acoustic treatment all affect the final experience.

If the room is already finished before those decisions are made, the choices narrow quickly.

That is why multi-room audio and home cinema installation should be discussed during design stage, not once the furniture arrives.

Lighting control must be coordinated before the DB is final

Lighting control is one of the easiest places to create unnecessary cost or future frustration.

Not every light circuit needs to be dimmed. Not every area needs the same level of control. Some rooms benefit from proper scene lighting. Other areas simply need reliable switching. LED loads, relay modules, dimming modules, keypad positions, DB space and emergency/manual control all need to be discussed before the electrician has wired the home in a way that limits options.

This is also where saving money intelligently matters.

The goal is not to specify the most expensive system everywhere. The goal is to decide what the home will actually use, where premium control matters, and where a simpler approach will be more sensible.

For larger homes, lighting control planning needs to happen early enough that the electrical and automation sides are designed together.

The head-end is the technology plant room

Every serious home needs somewhere for the technology to live.

That might be a rack, a cabinet, a plant room or a dedicated head-end. Whatever form it takes, it should not be an afterthought.

The head-end may need to hold:

  • fibre equipment;
  • router and firewall;
  • network switches;
  • Wi-Fi controller;
  • CCTV recorder;
  • Crestron processor;
  • audio amplifiers;
  • video distribution equipment;
  • DStv distribution;
  • UPS or online double-conversion power protection;
  • patch panels;
  • service loops and labels.

If the head-end is too small, too hot, too shallow, badly powered or impossible to reach, the whole property becomes harder to support.

That is why rack space, power and ventilation should be drawn into the project early. It is not glamorous, but it is one of the things that makes the finished home reliable.

A turnkey technology partner reduces friction

The most frustrating projects are often not caused by bad products. They are caused by gaps between trades.

The electrician assumes the AV team will decide something later. The AV team arrives after the conduit is already too small. The fibre installer puts the router in the easiest place. The CCTV installer adds a recorder where there is no UPS. The interior designer hides the equipment in a cabinet with no airflow. The builder closes a ceiling before the cable is tested.

Each decision may make sense in isolation.

Together, they create friction.
