There is one meeting that can prevent a surprising amount of trouble on a new home.
It is not a product demonstration.
It is not a sales meeting.
It is the meeting between the architect, homeowner, electrician, builder, interior designer and technology integrator before the electrical plan is final.
That is the point where the home is still flexible enough to make good decisions. Once the electrical drawings are signed off, conduit routes are installed, ceilings are closed, joinery is ordered and exterior work begins, the same decisions become slower, more expensive and more disruptive.

The electrical plan cannot carry every technology assumption
The electrical plan is essential.
But it usually cannot answer every low-voltage technology question by itself.
It may show plug points, light switches, DBs, lighting circuits and general electrical routes. It may be correct electrically and still miss the requirements for Wi-Fi, CCTV, access control, intercoms, TV points, DStv, fibre, audio, cinema, lighting control, network equipment and the head-end.
Those systems depend on the electrical plan, but they are not ordinary electrical points.
A TV point may need a direct serviceable route back to the head-end. A Wi-Fi access point needs Cat6 and future access. A camera point needs the correct view and protected cabling. A lighting-control circuit may need relay or dimming decisions before the DB is wired. A rack may need power, ventilation and physical depth before the cabinetmaker closes the space.
If nobody discusses those details early, the electrician has to guess.
That is unfair to the electrician and risky for the client.
Who should be in the meeting
The meeting should include the people who can actually change the drawing or protect the route.
At minimum:
- the homeowner or client representative;
- the architect;
- the electrician or electrical contractor;
- the builder or site project manager;
- the technology integrator;
- the interior designer or joinery designer where finishes are already being developed.
The goal is not to make everyone a technology expert.
The goal is to stop assumptions moving silently into the building.
The architect understands the design intent. The electrician understands the wiring and DB reality. The builder understands site sequencing. The interior designer understands visible finishes, joinery, ceilings and wall treatments. The technology integrator understands what the systems need to work and be serviced later.
All of those views matter before the electrical plan is final.
Start with a room-by-room technology schedule
The meeting should start with rooms, not products.
For each room or area, decide whether it needs:
- TV or display provision;
- audio;
- Wi-Fi coverage;
- CCTV nearby;
- keypad or touchscreen control;
- data points;
- intercom or access-control interaction;
- cinema or media-room infrastructure;
- lighting scenes;
- future-only provision.
This schedule does not need to be complicated, but it must be explicit. A room marked only as “lounge” on an architectural drawing may actually need a TV route, two speaker positions, a Wi-Fi access point, curtain control, lighting scenes, a data point and future subwoofer provision.
If those needs are not visible before electrical planning is final, they can disappear into the build.

Confirm the head-end before routes are drawn
The meeting must confirm where the head-end will be.
The head-end is where the technology cables end and where the driving equipment connects. It may be a rack room, AV cupboard, server room, garage cabinet, DB-room section or properly designed equipment area.
Before the electrical plan is final, the project team should agree:
- where the head-end is located;
- how cables enter it;
- whether the space is deep enough;
- whether it has enough power;
- whether ventilation is required;
- whether fibre can reach it cleanly;
- whether CCTV, audio, DStv and network equipment can be housed there;
- whether it remains accessible after handover.
If the head-end is wrong, many other routes become wrong with it.
That is why we treat the rack and head-end as architectural coordination items, not afterthoughts.
Mark Wi-Fi access points before ceiling layouts are locked
Wi-Fi access point positions should be discussed while reflected ceiling plans, lighting layouts and air-conditioning positions can still move.
Large KZN homes often include thick walls, concrete slabs, multiple levels, outdoor entertainment areas, garages, cottages and long passages. Good Wi-Fi usually needs wired access points positioned according to coverage and usage, not wherever someone finds a convenient plug later.
The meeting should confirm:
- approximate access point positions;
- Cat6 routes back to the network cabinet;
- PoE requirements;
- ceiling depth or access;
- conflicts with downlights, speakers, AC grilles and bulkheads;
- whether hidden access remains serviceable.
An access point can be hidden neatly. It should not be buried permanently.

Agree TV walls before joinery and finishes take over
TV positions should be coordinated before walls, cabinetry and decorative finishes become fixed.
The meeting should answer:
- which rooms need TVs;
- screen height and likely size;
- whether the TV is on a bracket, wall, lift or cabinet;
- whether source equipment is local or centralised;
- whether HDMI, Cat6, fibre HDMI, DStv or control cabling is required;
- whether conduit is large enough for real connectors;
- whether future cable replacement remains possible.
This is where architect, interior designer, electrician and AV integrator all need to agree.
If the TV point is technically right but visually wrong, the room suffers. If it is visually right but technically impossible, the client suffers later.

Decide camera views before the exterior is finished
CCTV planning should not happen after landscaping and exterior finishes are complete.
Camera views need to be discussed early:
- gates;
- driveway;
- pedestrian entrances;
- garage doors;
- staff or service areas;
- boundary approaches;
- patios and outdoor entertainment spaces;
- blind spots.
The architect and builder may need to protect conduit routes, junction positions, cable protection or future crossing points before paving, garden work and boundary structures make changes difficult.
Good CCTV planning starts with what the client needs to see, not only where a camera can be mounted.

Lighting control must be decided before the DB is final
Lighting control affects the electrical plan directly.
The meeting should decide:
- which circuits should be dimmed;
- which circuits should be switched by relay;
- where keypads or smart switches should be positioned;
- where lighting-control modules or panels will sit;
- whether LED loads and drivers are compatible;
- how exterior, pathway and entertainment lighting should be grouped;
- whether the system needs manual fallback or service access.
Not every circuit needs dimming.
That decision can save real money if it is made early. A passage, utility room or store may only need reliable switching. A lounge, entrance, cinema, bedroom or patio may deserve proper scene control.
This conversation belongs before the DB and circuiting are locked.

Coordinate speaker positions with ceilings, lighting and furniture
Speakers touch the architecture more than people realise.
A speaker position may conflict with a downlight, beam, air-conditioning grille, timber ceiling, bulkhead, curtain pocket or decorative feature. It may also be wrong for the listening position if furniture is not considered.
Before the electrical plan is final, decide:
- which rooms need audio;
- which areas play together;
- where speakers should sit;
- where speaker cable returns;
- whether ceiling depth is enough;
- whether speaker openings can remain useful for future access;
- whether outdoor speakers need different routing or protection.
This is especially important for cinema and entertainment spaces. The best time to plan speaker positions is before the ceiling becomes a finished surface.

Confirm fibre, DStv and outside service routes
Service-provider equipment can create awkward results if nobody protects the route.
The meeting should confirm:
- where fibre enters the property;
- how the fibre route reaches the head-end;
- where the fibre ONT and router will live;
- where the dish can be positioned;
- how the dish route returns to the head-end;
- whether future service routes are worth protecting.
If these are left until installation day, the provider may choose the easiest route, not the best route for the finished home.
That can affect the whole technology system.

Leave the meeting with decisions, not intentions
The meeting should end with practical outputs.
At minimum:
- confirmed head-end location;
- room-by-room technology schedule;
- Wi-Fi access point positions;
- TV routes and heights to be confirmed;
- CCTV camera views and route allowances;
- intercom and access-control routes;
- audio and cinema provisions;
- lighting-control circuit approach;
- fibre and dish routes;
- protected power requirements;
- conduit, draw box and draw wire responsibilities;
- clear notes on who updates which drawing.
The difference between a useful meeting and a vague meeting is whether someone can update the drawings afterwards.
The meeting protects the finished home
The client does not see most of this work.
They see the result.
The Wi-Fi works. The TV wall stays clean. The speakers sit where they should. The rack is serviceable. The cameras see useful areas. The lighting scenes behave properly. The fibre and DStv equipment are where they belong. Future changes do not require unnecessary damage.
That is the value of early coordination.
