In a large home, the electrical drawing is not enough on its own.

It may show lights, plug points, switches and DB positions. It may be technically correct from an electrical point of view. But unless the technology requirements have already been scheduled room by room, the drawing can still miss the decisions that make the home supportable later.

That is why large homes need a technology schedule before the electrical drawings are final.

What is a technology schedule?

A technology schedule is a room-by-room record of what each space needs from the smart home, AV, network and security systems.

It does not replace the electrical drawing. It informs it.

For each room, the schedule should answer:

  • Does the room need a TV point?
  • Does it need audio?
  • Does it need Wi-Fi coverage?
  • Does it need CCTV nearby?
  • Does it need a keypad, touchscreen or remote?
  • Does it need lighting scenes?
  • Does it need climate integration?
  • Does it need access control or intercom integration?
  • Does it require hidden cabling in joinery?
  • Does it need future expansion?

Once those answers are known, the drawing team can allow for conduit, boxes, routes, head-end space, cable trays, draw points, ceiling access and equipment locations.

Without that schedule, too much is left to assumption.

Large homes punish assumptions

In a small project, one missed cable route may be inconvenient. In a large home, it can be expensive.

A 1000m2 or larger home may have multiple wings, several entertainment areas, staff zones, garages, gates, outbuildings, plant rooms, guest suites and outdoor spaces. If the TV points, access points, CCTV positions, speakers and control points are not planned early, the installer may be forced into compromises after ceilings, screeds, plaster and joinery are finished.

That is when neat work becomes difficult.

The best time to decide where a TV needs a 32mm conduit, where an access point must be mounted, where the fibre enters, where the dish route goes, and where the head-end will sit is before the drawing set is closed.

The head-end must be part of the drawing

The head-end is not just a cupboard. It is the home’s technology plant room.

For a large residence, it may hold:

  • Network switches.
  • Fibre router.
  • Wi-Fi controller.
  • CCTV recorder.
  • Crestron processor.
  • Audio amplifiers.
  • Video distribution.
  • UPS or power conditioning.
  • Patch panels.
  • Service equipment.

If the head-end is too small, too hot, badly positioned or impossible to access, the whole system becomes harder to support.

That is why the technology schedule should identify how much equipment the home is likely to need. It allows the architect to protect proper space before the joinery and electrical design make that impossible.

Electrical and low-voltage are connected

Although AV and automation use low-voltage cabling, they still depend heavily on electrical planning.

Lighting control may require centralized panels. Racks need dedicated power. Access points and cameras may use PoE switches. Gate and intercom systems need power and data coordination. Equipment rooms need ventilation. Cinema rooms need power at projector, screen, subwoofer and equipment positions.

If the electrical and low-voltage designs are created separately with no coordination, the home can end up with gaps.

That is why architects should involve the smart home team before the electrical drawings are signed off.

A schedule helps control the budget

A technology schedule is not only technical. It also helps the client understand the budget.

When every room has been scheduled, the homeowner can see where the system is growing. They can decide which rooms need full automation, which rooms need basic provision, and which areas can be prewired for future upgrades.

This is much better than discovering late in the project that the technology allowance was too vague.

Good scheduling also supports phasing. A room can be prepared properly during construction even if the final equipment is installed later. That protects the future without forcing the client to buy everything on day one.

The schedule protects the finish

Premium homes are judged by their finish. Nobody wants visible cable trunking, awkward retrofit holes, badly placed access points or exposed equipment because planning happened too late.

The technology schedule protects the architecture.

It gives the AV and automation team a way to coordinate with ceilings, joinery, stonework, cabinetry, lighting design and interior design. It also gives the builder clearer instructions about which routes must remain accessible.

For large homes in Durban, Umhlanga, Zimbali, Simbithi, Mount Edgecombe and the KZN North Coast, this early planning is not a luxury. It is how a professional smart home is made buildable.
