A 1000m2 home is not a normal house with extra rooms.
From a technology point of view, it behaves more like a small private building. There may be several wings, multiple entertainment areas, staff areas, guest suites, garages, outdoor spaces, plant areas, boundary systems, cameras, access points, lighting zones and different people using the property in different ways.
If the technology is planned casually, the home will feel complicated later.
For very large homes in Durban, Umhlanga, Mount Edgecombe, Zimbali, Simbithi and the KZN coast, smart-home planning has to start earlier and think wider than the final app or touch panel. The real work is infrastructure, coordination and long-term support.

Start with how the home will be used
The first question is not “what equipment do you want?”
The first question is “how will the home be lived in?”
A very large home may need different behaviour in different areas:
- family bedrooms
- guest suites
- main entertainment areas
- private lounges
- cinema or media rooms
- kitchen and dining zones
- pool and patio areas
- staff or house-manager zones
- garages and service areas
- gate and driveway areas
- garden and perimeter areas
Each area has different needs. The main entertainment zone may need lighting scenes, music, TV and patio control. Guest suites may need simple, limited control. Staff areas may need practical access to gates, intercoms and selected lighting. Bedrooms may need quieter control. The cinema may need one-touch startup and shutdown.
If the system is designed only as a list of devices, these differences are missed.
Design the network before everything depends on it
In a large smart home, the network becomes the foundation.
It supports Wi-Fi, app control, CCTV, remote access, audio streaming, smart TVs, touch panels, gate systems and support. A weak network makes the whole home feel unreliable, even when the individual products are good.
The network plan should include:
- rack location
- incoming fibre route
- managed switches
- Wi-Fi access-point positions
- outdoor coverage
- guest network requirements
- CCTV and security traffic
- wired data for TVs and work areas
- remote support access
- UPS or backup power considerations
This is why a fibre router in a cupboard is not enough for a large home.

Plan lighting control with the electrician early
Lighting control is one of the strongest parts of a premium smart home, but only if it is designed early.
In a 1000m2+ home, lighting may include architectural scenes, LED strips, exterior lighting, driveway lighting, garden lighting, stair lighting, feature pendants, practical utility circuits and night paths.
The electrician and smart-home team need to agree on:
- circuit grouping
- dimming versus relay switching
- LED driver locations
- module or panel locations
- keypad positions
- exterior lighting behaviour
- load shedding and power-recovery behaviour
- scene names and room logic
If these decisions are delayed until after wiring, the finished system may need compromise or rework.
Good lighting control starts with the electrical design, not the final button labels.
Treat CCTV as a full-property security system
A large home does not need random cameras. It needs coverage logic.
Camera planning should start with risks and movement:
- gate approaches
- pedestrian entries
- driveway choke points
- garages
- service entrances
- pool and patio zones
- perimeter movement
- staff and delivery access
- blind spots around the building
Then the system can be designed around camera placement, lens choice, recording, storage, remote viewing, network capacity, power backup and how footage will be searched later.
A small number of well-placed cameras can be more useful than a large number of poorly placed cameras. This is especially important in premium estates where visible technology must be discreet and compliant with the look of the property.

Separate owner, guest and staff use
Large homes often have more than one kind of user.
The owner may want full control. A house manager may need access to gates, selected cameras, lighting and maintenance information. Staff may need simple controls for everyday tasks. Guests may need the cinema, bedroom lighting or music to be easy without seeing private areas of the system.
This should be designed intentionally.
The system should not expose every function to every person. It should also not be so restricted that nobody can use the home properly when the owner is away.
That balance affects app setup, keypad logic, touch-panel pages, handover and support.

Make the rack a design decision
The rack is one of the most important rooms in the technology system, even if it is hidden.
For a very large home, the rack or equipment room needs enough space for:
- network equipment
- patch panels
- Crestron processors
- audio amplifiers
- CCTV recording
- HDMI or AV equipment
- power distribution
- UPS or backup considerations
- ventilation
- future expansion
It also needs working space. A technician should be able to open, trace, maintain and replace equipment without dismantling joinery or working inside a hot cupboard.
The rack should be designed before joinery and service areas are final.
Plan for power recovery
In South Africa, smart-home planning must consider power interruptions, inverter changeovers and recovery after outages.
The question is not only whether the home has backup power. The question is what the technology does during and after a power event.
Important systems may include:
- network equipment
- Wi-Fi access points
- control processors
- CCTV recorder
- gate systems
- selected lighting
- internet router
- remote support equipment
If these systems restart in the wrong order or lose power too often, the home can feel unstable. A large home needs deliberate power-recovery planning so the important systems come back cleanly.
Documentation is part of the home
In a large home, documentation is not optional.
The project should leave behind clear information:
- cable schedules
- rack layout
- access-point positions
- camera positions
- lighting circuit notes
- keypad and touch-panel locations
- network information
- remote support process
- handover notes
- future upgrade allowances
This protects the homeowner years later. It also protects the next technician, the builder during renovations and the family when something needs changing.
The larger the home, the more expensive guesswork becomes.
