A premium home should not be quoted from vague words like “automation”, “good Wi-Fi” or “cinema sound”.

Those words mean different things to different people.

One homeowner may expect a full Crestron Home system with lighting scenes, multiroom audio, CCTV, app control, remote support and staff-friendly operation. Another may only need strong Wi-Fi, a few cameras and simple entertainment areas. An architect may be thinking about clean wall finishes, while the client is thinking about convenience, and the builder is thinking about first-fix timing.

A technology brief brings those expectations into one place before the quote becomes a product list.

This template is designed for homeowners, architects, project managers and builders planning premium homes in Durban, Umhlanga, Mount Edgecombe, Zimbali, Simbithi and the KZN coast.

It follows the thinking behind our article on why premium homes need a technology brief before quoting, but this version is more practical: it gives the structure of the brief itself.

1. Project overview

Start with the basic project context:

  • new build, renovation or existing-home upgrade
  • primary residence, holiday home or rental/guest property
  • estate or suburb
  • architect, builder and project manager details
  • current project stage
  • expected handover date
  • whether plans, electrical drawings and ceiling layouts are available

This helps the technology team understand the timing and how much design flexibility still exists.

2. People who will use the home

Technology should be designed around users, not only rooms.

Record who needs to use the system:

  • owners
  • children
  • guests
  • house manager
  • domestic staff
  • estate or security staff
  • maintenance contractors
  • remote owners

Then define what each user group should and should not control.

For example, staff may need gate, lighting and selected audio control, but not full access to cameras or private rooms. Guests may need bedroom lighting and Wi-Fi without seeing the rest of the home system.

3. Room-by-room requirements

Create a room schedule.

For each room, note whether it needs:

Lighting should be briefed before electrical work is locked.

  • whether dimming is important
  • whether some circuits should be switched only

  • keypad locations and finishes
  • interaction with interior design

Good lighting control starts with circuit planning, not the keypad label.

5. Network and Wi-Fi expectations

Record how the home will use the network:

  • home office areas
  • streaming-heavy rooms
  • outdoor entertainment areas
  • guest Wi-Fi
  • staff Wi-Fi
  • CCTV network requirements

  • access-point locations if known

Large homes should be designed around a network backbone, not a single router.

6. Security and access control

Security requirements should be based on movement and risk, not only camera quantity.

  • delivery access

7. Audio, cinema and entertainment

Record where entertainment matters:

  • dining room
  • patio
  • pool area
  • bedrooms
  • cinema or media room
  • games room
  • gym
  • guest suites

For each area, decide whether the goal is background music, serious listening, TV sound, outdoor entertainment or cinema performance.

This prevents audio zones from being created just because rooms exist. The system should follow how the home is actually used.

8. Rack and equipment space

The brief should identify where equipment can live.

Record:

  • proposed rack location
  • cupboard or room dimensions
  • ventilation
  • power availability
  • inverter or UPS power
  • cable entry routes
  • service access
  • whether noise is a concern
  • future expansion space

If the rack space is weak, every system connected to it becomes harder to support.

9. Power and recovery

In South Africa, power behaviour must be discussed.

Record:

  • inverter or generator plan
  • which technology systems need backup power
  • internet and Wi-Fi backup expectations
  • CCTV recording during outages
  • gate and access-control backup
  • lighting behaviour after recovery

The brief should not hide budget reality.

Record what matters most:

  • invisible design

Good budgeting is not only about spending less. It is about spending in the right places.

11. Existing equipment

For renovations or upgrades, list what already exists:
