On a premium home, the smart-home contractor should not be arriving as a surprise just before handover.

By then the important decisions are already buried behind plaster, ceilings, joinery, paint, stone, wallpaper and fitted furniture. If the routes are wrong, the rack has no space, the keypad positions were guessed, or the Wi-Fi access points were never allowed for, the project team is left trying to make a clean home work around avoidable compromises.

The better approach is simple: bring the technology conversation forward.

For architects, builders, interior designers and site teams working on premium homes in Durban, Umhlanga, Mount Edgecombe, Ballito, Zimbali, Simbithi and along the KZN coast, smart-home planning is not only about the final app or touch screen. It is about protecting the build while there is still access to the structure.

Start before the ceilings and plaster make decisions permanent

Every build has a window where changes are still reasonable. Conduits can be routed. Walls can be chased. Ceiling voids can be accessed. Bulkheads can be adjusted. Cabinet space can be allocated. The electrician, builder, architect and technology contractor can still agree on a clean route.

Once finishes start closing, small oversights become expensive.

A missing conduit to a TV point can mean visible trunking or cutting behind joinery. A forgotten camera route can mean a worse camera position. A poor Wi-Fi access point location can leave a dead zone in the main bedroom, veranda or pool area. A rack squeezed into a hot cupboard can become a support problem for years.

The goal is not to overcomplicate the build. The goal is to make technical decisions early enough that they do not damage the architectural finish later.

Our own process is built around this sequence: understand the property, document the requirements, coordinate the infrastructure, install cleanly, test properly and hand over a system that can be supported. The earlier that sequence starts, the less reactive the project becomes.

The conduit plan is the real smart-home plan

The most valuable smart-home drawing is often not the glossy control interface. It is the conduit plan.

Conduits decide whether future cables can be pulled, whether systems can be upgraded cleanly, and whether the home can be serviced without disturbing finished work. They also prevent different trades from making assumptions in isolation.

At a minimum, the project team should allow for conduit routes to:

  • TV positions and media points
  • ceiling Wi-Fi access points
  • CCTV camera positions
  • gate motors, pedestrian gates and intercoms
  • ceiling and wall speaker positions
  • touch panels and selected keypad points
  • projector or cinema locations
  • outdoor entertainment areas
  • network, AV and security equipment racks
  • spare routes for future use

Spare conduits are not wasted money on a premium home. They are cheap insurance while the building is open. The cost of allowing a spare route during construction is usually small compared with the cost of reopening a finished ceiling, tiled wall or driveway later.

We have written separately about why the conduit plan is the real smart-home plan. For project teams, the practical point is this: do not leave low-voltage routes to the last person on site. They need to be drawn, checked and coordinated before plaster and ceilings close.

Reserve proper rack and head-end space

A serious smart home needs a proper head-end. This may be a dedicated rack room, plant room, services cupboard or well-designed equipment cabinet, but it should not be an afterthought.

The head-end is where network switches, routers, patch panels, CCTV recorders, AV distribution equipment, control processors, power supplies and sometimes lighting-control equipment may live. It needs enough space for the system that is being installed now and some sensible capacity for later.

The project team should confirm:

  • rack size and location
  • power outlets and dedicated circuits where required
  • ventilation or active cooling
  • access for maintenance
  • lighting inside the room or cupboard
  • cable entry routes from ceilings, floors and DB areas
  • separation from wet areas, heat sources and dusty plant equipment
  • enough depth for professional equipment and cable management

Joinery often becomes the enemy of support when this is not discussed early. A beautiful cabinet with no airflow, shallow depth and a stone top that cannot be moved may look tidy on handover day, but it is not a good place for critical equipment.

For large homes, the rack is not just a box. It is the service point for the technology infrastructure. It should be treated with the same seriousness as an electrical DB, inverter area or mechanical plant space.

Lighting loads and control must be designed, not guessed

Lighting control is one of the areas where early coordination matters most.

Architectural lighting, decorative fittings, LED strip, garden lighting, feature pendants, stair lighting and exterior circuits all behave differently. Some loads can be dimmed cleanly. Some need switching only. Some need specific drivers. Some should be grouped differently for everyday use than they appear on the electrical drawing.

Before the electrician wires the home, the project team should confirm:

  • which circuits will be dimmed
  • which circuits will be switched only
  • where drivers and transformers will be located
  • which loads need trailing edge, 0-10V, DALI or relay control
  • whether LED strip runs need local driver access
  • how exterior and landscape lighting will be grouped
  • where lighting-control panels or modules will live
  • how emergency, service and utility lighting should behave

The room-by-room lighting schedule needs to be understood by the control contractor, electrician and interior designer. A keypad labelled “Entertain” or “Evening” only works well if the underlying circuits were planned sensibly.

Our lighting-control service is not just about replacing switches with prettier keypads. It is about making the lighting practical for the way the home is used, while respecting the architecture and interior design.

Keypad heights and positions affect the finished feel

Keypads are small details, but they are very visible details.

If keypad positions are not coordinated, they can clash with architraves, mirrors, wallpaper seams, wall panelling, stone cladding, built-in cupboards, artwork, door swings or furniture. They can also end up at awkward heights because the smart-home decision was made after the electrical first fix.

Agree the keypad strategy early.

In some rooms, one keypad near the entrance is enough. In larger suites, there may be a need for keypad control near the bed, dressing area, bathroom or external doors. In entertainment areas, the correct position may be driven by how people arrive into the space, where the bar sits, and how the indoor and outdoor zones connect.

For premium homes, the team should decide:

  • keypad height above finished floor level
  • keypad alignment with other wall plates
  • whether keypads are grouped with plugs or kept separate
  • exact positions around door frames and joinery
  • whether bedside controls are required
  • whether touch panels are needed in selected areas
  • where blank conduits should be left for future control points

This is also where architects and interior designers add real value. A technically correct keypad in the wrong visual position still feels wrong in the finished home.

Wi-Fi access points need locations, not hope

Good Wi-Fi does not come from hiding one router in a cupboard and hoping it reaches the whole house.

Large KZN homes often have concrete slabs, steel, thick walls, large glass panels, outdoor entertainment areas and long distances between living zones. That means Wi-Fi should be planned with wired ceiling access points, not guessed after the painter has left.

The important point for the project team is that every access point needs a data cable back to the network rack, usually with PoE from a switch. The cable route and mounting position must be available before ceilings close.

Access points should be positioned for coverage and roaming, while still respecting the ceiling layout, downlights, speakers, air-conditioning diffusers and architectural details. They should not be pushed into a cupboard because that is where the cable happened to end.

Our networking work starts with the building layout and usage pattern. We look at where people actually need coverage: bedrooms, study areas, kitchens, patios, pool decks, cinemas, garages, staff areas and gate houses. The result should be a network that quietly supports the home instead of becoming a daily complaint.

Speaker blocking and audio routes should be agreed before ceilings close

In-ceiling and in-wall speakers need more than just a cable.

Depending on the speaker type and ceiling structure, the team may need blocking, back boxes, acoustic consideration, spacing from downlights, and coordination with air-conditioning and sprinkler layouts. Outdoor speakers need weather-aware positions and cable routes that do not create visible shortcuts across finished surfaces.

Before ceilings close, decide:

  • which rooms need audio
  • whether speakers are in-ceiling, in-wall, surface-mounted or landscape-style
  • where blocking or brackets are required
  • where subwoofers may be placed
  • how speaker cables return to the rack or amplifier position
  • whether outdoor zones need independent control
  • how audio will relate to TV and cinema zones

Speaker positions are also an interior decision. In a kitchen or entertainment area, poor placement can make the room uneven: too loud in one corner and weak where people actually sit. Early coordination gives the system a better chance of sounding natural without fighting the ceiling plan.

CCTV cable paths need views, protection and service access

CCTV is often discussed too late, after exterior finishes are already locked in.

Camera planning should start with what must be seen: faces at pedestrian gates, number plates at driveways, movement around boundary walls, pool and patio activity, service entrances, garages and external passages. Only then should the cable route be chosen.

For builders and architects, the important items are:

  • camera positions on elevations and soffits
  • protected cable routes back to the recorder or network rack
  • conduit across driveways and to gate areas
  • access to external ceilings and roof spaces
  • avoidance of direct glare from lights where possible
  • future camera routes to likely blind spots
  • sensible recorder location with power, ventilation and network access

Security cable routes should not be left exposed or easy to tamper with. They should also avoid creating maintenance traps where a camera cannot be reached safely after landscaping, glass balustrades or high-level finishes are complete.

Access control starts at the gate, not the app

Gate integration, intercoms, pedestrian gate strikes, keypads, remotes, vehicle loops and estate requirements need early attention.

The route to the gate is often one of the hardest things to fix later because it may involve paving, driveways, boundary walls, columns, landscaping and civil work. If access control is not planned before those areas close, the final solution may become messy or limited.

The team should confirm cable paths for:

  • main gate motor
  • pedestrian gate lock or strike
  • intercom station
  • keypad or reader
  • cameras covering the approach
  • network link or fibre where distance requires it
  • spare conduits to gate pillars and boundary points

Access control also needs a practical conversation with the homeowner or project manager. Who needs access? How will staff, visitors, deliveries and estate security interact with the system? What happens during power failure? These decisions affect cabling, power backup and control logic.

Documentation prevents confusion on site and years later

Good documentation is not paperwork for its own sake. It prevents avoidable mistakes.

At minimum, the project should have a marked-up drawing or schedule that records:

  • conduit routes
  • cable types
  • rack or head-end location
  • keypad and touch-panel positions
  • lighting circuits and load types
  • Wi-Fi access point positions
  • speaker locations
  • CCTV camera positions
  • gate and access-control cabling
  • spare conduits and pull-string locations
  • responsibilities between electrician, builder and technology contractor

Photos before plaster and ceiling close are also valuable. A quick record of conduit positions, speaker blocking, buried junctions and cable routes can save hours of guessing later.

This documentation also protects the owner after handover. Homes change. Equipment gets upgraded. New owners ask questions. Maintenance teams need to understand what is hidden behind the finish. A properly documented system is easier to support and easier to improve.

Coordination before plaster, ceilings and finishes

The best time for coordination is before each closing milestone.

Before plaster, check wall conduits, keypad boxes, TV routes and exterior penetrations. Before ceilings, check access points, speakers, projector routes, camera cabling and any ceiling-mounted sensors or touch-panel routes. Before joinery, check rack dimensions, cable entry, TV back boxes, ventilation and access panels. Before final finishes, check that visible plates, keypads, cameras and speakers align with the interior and architectural intent.

This does not require endless meetings. It requires the right people in the room at the right stage:

  • architect or project architect
  • builder or site foreman
  • electrician
  • interior designer where visible finishes are affected
  • smart-home contractor
  • security or gate contractor where separate
  • client representative or project manager

A practical rule for premium KZN homes

If a system needs a cable, route it before the building is closed.

If a device will be visible, coordinate its position before finishes are signed off.

If equipment will need support, give it space, power, ventilation and access.

If the client may want an upgrade later, leave a route while the cost is still sensible.

That is the practical engineering judgement behind smart-home planning. It is not about adding technology for the sake of it. It is about making sure a premium home has the infrastructure to work cleanly, look considered and remain serviceable long after the handover photos are taken.

When the smart-home contractor arrives early, the project team still has options. When they arrive late, the building has already made too many decisions on their behalf.
