Large smart homes are often described by their equipment list.
How many rooms? Which control system? How many screens? How many speakers?
Those questions matter, but they do not describe the hardest part of the work. The difficult part is making a large technical installation feel quiet and obvious to the people who live in it.
One Durban residential project made that clear. It ran for three years and involved more than 380 lighting circuits and approximately 1,600 light fittings, alongside whole-home audio, video distribution and climate control.
This is not a guide to copying that installation. It is a redacted account of the planning and engineering principles behind it.
The number of fittings changes the problem
With a handful of lights, a homeowner can manage each switch individually.
With hundreds of circuits and thousands of fittings, individual control quickly becomes the wrong experience. The system needs to understand rooms, activities and routines. A person should be able to select a useful scene without remembering which circuit operates which fitting.
That means the project has to be designed around how the home is used:
- everyday living
- entertaining
- sleep
- cinema use
- leaving the property
- returning home
- different lighting needs in different rooms
The equipment provides the capability. The design of the control experience determines whether that capability is useful.
Documentation carries the complexity
The finished rooms may look simple, but a project of this size depends on a large amount of technical information behind them.
Work at that scale needs electrical drawings, marked-up layouts, DALI driver information, ballast settings, room-by-room keypad schedules, supplier coordination, network checks and commissioning notes.
That information is not paperwork for its own sake. It answers practical questions when the property changes:
- Which circuit does this control?
- Which fitting or driver is connected here?
- What changed after the original drawing?
- Which scene should this room use?
- Where does a future technician start fault-finding?
Without those records, the system becomes dependent on memory. That is not a reliable long-term strategy for a large home.
Commissioning is where the design becomes real
A lighting scene can look correct on a drawing and still feel wrong in the room.
The brightness may not suit the finishes. A transition may be too quick. A keypad label may not match the way the family speaks about the room. A scene that works for entertaining may be irritating during an ordinary evening.
This is why commissioning is more than checking whether a light turns on. It involves testing the actual rooms, adjusting the logic and listening to the people who will use the system every day.
On a project with this many fittings, small decisions are repeated across a large number of spaces. A good commissioning process prevents the technical scale from becoming the client’s daily burden.
Integration should simplify, not create another menu
The Durban project was not only about lighting. Whole-home audio, video distribution and climate control were brought into the same control environment.
That does not mean every function needs to appear on every screen. Good integration is selective. The main controls should expose the actions people actually need, while the underlying system handles the connections between equipment.
The aim is one calm experience rather than a collection of unrelated apps and remotes.
The important result is operability
The most useful measure of a large automation system is not how impressive the equipment list looks in a quotation. It is whether the home remains easy to operate when the novelty has worn off.
For this project, the control system had to carry the complexity in the background. The family should not need to think about 380-plus circuits or remember the location of 1,600 fittings. They should be able to choose the right atmosphere for the moment and move on with their evening.
That is the standard we try to preserve in large residential automation work: technical depth underneath, practical simplicity on the surface.
What this means before a new build starts
The earlier the automation team becomes involved, the more options remain available. Lighting circuits, keypad positions, touch panels, speaker routes, network infrastructure, equipment racks and service access all influence one another.
Bringing those decisions together late in the build usually creates compromises. Bringing them together early allows the technology to disappear into the architecture while remaining accessible for support.
The lesson from this three-year Durban project is straightforward: a large smart home is not made reliable by adding more devices. It is made reliable by combining clear records, coordinated infrastructure, careful commissioning and a control experience designed around the people who live there.
