Reading the record
Several figures describe different parts of Hawaan
The available record follows Hawaan from forest research through planning approval, phased engineering, architectural publication, reserve protection and dated fibre evidence. It is detailed, although several underlying reports referenced by the tribunal remain missing.
The original application proposed 201 units; the tribunal recorded a revised outcome of approximately 140 units; Bosch describes 120 residential sites over 25 hectares; an academic case study used a 65-hectare study area; and the 2018 reserve amendment records 39.1 hectares. Each figure has its own boundary and purpose.

A documented forest record predates the estate
Scientific and conservation publications record the Hawaan Forest decades before the residential development application. They provide environmental history and do not describe later estate infrastructure.
The development tribunal records a revised plan
The application proposed 201 residential units. The tribunal decision records a revised outcome of approximately 140 units and approval conditions tied to engineering, geotechnical, archaeological and environmental work.
The original project team and landscape intent remain visible
Archived developer pages identify the architects, planners, civil engineers, environmental consultant and wider specialist team. The landscape concept described connected habitat and water-sensitive measures.
Bosch records phased civil and electrical delivery
Bosch describes a 25-hectare scope with 120 residential sites and records work across water, sewer, medium-voltage electricity, roads, earthworks, stormwater, sanitation, street lighting and bridge crossings.
Architecture and drainage receive detailed publication
A KZNIA publication documents a selected Hawaan residence with planned television and AV spaces. Water Research Commission material later records the estate drainage approach as a national SuDS case study.
Reserve and fibre records add dated evidence
A 2018 provincial gazette records the amended nature-reserve extent. A December 2022 corporate notice provides a dated FTTH operator reference without establishing the current operator.

The 2003 tribunal decision is the central planning source. It records conditions and referenced reports without supplying every underlying technical document.

Infrastructure was planned as a connected system
Civil and electrical works
Bosch records responsibility across bulk water, outfall sewer mains, medium-voltage electricity and a substation, roads, earthworks, stormwater, sanitation, street lighting and bridge crossings. The stated phases ran from 2007 to 2016.
Water-sensitive drainage
The Water Research Commission case study describes source controls, flow over landscaped areas into vegetated swales and a connected system of fourteen detention ponds. It also records different treatment for sites where ordinary infiltration was unsuitable.
Property-level limits
The public engineering record cannot identify a current cable route, electrical condition, network cabinet, fibre handoff or technology system inside a particular residence. Those details require inspection.
Landscape and reserve
Environmental intent remained part of the development record
The original developer described a habitat-led “wild gardening” approach that considered residences, fauna and flora together. The Water Research Commission later documented drainage measures integrated with the landscape.
A 2018 provincial gazette amended the declared nature-reserve extent to 39.1 hectares. That figure describes the reserve declaration and should not be substituted for the estate, engineering-project or academic study areas.
Telecommunications evidence
The fibre record is dated and incomplete
Historical estate documentation expressly included fibre among the services requiring a purchaser connection. A December 2022 Link Africa notice listed Hawaan among the FTTH assets retained when specified other assets were sold.
These sources establish fibre-related evidence at their dates. They do not confirm the current operator, the original rollout date, the backbone designer or the condition of the network inside a home. Fibre service and residential Wi-Fi remain separate technical layers.

Architecture and infrastructure meet inside the home
Public sources explain the estate context. A property assessment establishes what can be retained, repaired or integrated today.
AV was considered in selected designs
Professional publications document dedicated television and AV spaces and automated shading in selected Hawaan homes. They support early coordination without defining every residence.
Connected systems share foundations
Automation, lighting, audio, television and Wi-Fi can depend on common cable routes, equipment space, switching, power and documentation.
The property supplies the current facts
Plans, retained cabling, equipment condition, network ownership, previous alterations and current requirements determine the responsible scope.
